Co-Investment project: Development of Residential park Strausberg, Federal State of Brandenburg

Strausberg lies in the Federal State of Brandenburg, about 35 km northeast of Berlin. The site, which exists of 2 parts, includes a three-storey portfolio property constructed in 1929, which is being renovated and will be reclassified into residential property (with around 1,000 m² living area). The brick building was used as the Job Centre of the town Strausberg until 2005.

On a further part of the site, new buildings and multi-storey residential buildings with a living space of around 5,400 m2 are going to be erected. The building permit was issued at the beginning of April 2017, the current development stage is in the building planning application phase. Commencement of construction is intended at the start of 2017. The apartments are intended for sale.

The Grounds Group held 51% shares in this project, which they sold at the beginning of August 2017. The property is northeast of the old town of Strausberg in a residential and services district of the town. The train stations Strausberg Nord and Strausberg Stadt can be reached within about 20 minutes on foot. 

This property has a size of 9,108 m2, which was used by the German Federal Army and the NVA (former East German National People's Army) until 1992. The Straussee Lake is situated about 300 m beyond Wriezener road.

Residential Portfolio Senftenberg

Senftenberg - the aspiring city in Lower Lusatia. Residential park Brieske und residential park “Victoriasiedlung“ Schwarzheide.

The apartment blocks with 2 - 4 units on a 100,000 m2 site and extensive open space with a total of 191 flats are situated in a former mining settlement. The property was renovated in the early millennium and the flats are almost fully leased. The Grounds Group purchased the residential portfolio mid March 2017 and sold it in June 2017.

Dresden is about 60 km and Cottbus about 40 km away. The second largest BASF plant is located here.

Development: Retirement home in Halle

Apart from the future student residence that is being developed by The Grounds Group in Halle, there is an undeveloped plot that was originally intended as the location of the student residence. Since it was not going to be used for that purpose, The Grounds Group initially planned to build a 5-storey retirement home in collaboration with a notable management company. The intention was to construct 60 retirement and special housing units. However, the Grounds sold the plot in August 2017.


Residential Portfolio Berlin

4 Rental blocks in Berlin with a total of 75 apartments and 24 commercial units on a plot sized 5,225 m2 and a usable area of 8,500 m2. The Grounds Group purchased this residential portfolio mid March 2016 and sold it mid May 2016.


Student Housing in Halle

“Structural restoration of a historical building under heritage protection into student housing“

The 5-storey house under heritage protection (construction years 1894 - 1904) in the CBD of Halle will be gutted and modified into a student residence or micro apartment block with more than 240 residential units, additional space will be created for meetings and workshops on a total living area of 5,950 m2. The annexes will harbour idea workshops and art studios.

The Grounds sold the project in September 2017. Completion was planned for December 2018.

Residential portfolio in Emden

In December 2017 The Grounds Group purchased a portfolio in Emden (Lower Saxony), used mainly for residential purposes, comprising a rentable residential-/usable area of around 9,600 m². The portfolio consists of six apartment blocks with a total of 76 apartments, together with three more residential and commercial buildings with 44 apartments and 7 commercial units. All the properties are situated in a central position with good infrastructure links, e.g. close to the local university and at Emden Harbour. In May 2018 the Emden housing portfolio has been successfully sold to a major institutional holder of residential property portfolios.
